The property is a duplex house with two separate apartments. The upstairs apartment is the holiday home of the owner, who occasionally stays. Downstairs at the back is the holiday accommodation. The only shared space is the driveway.
Craigend House is a lovely property, with a cosy home feel to it. It is away from busy roads and at the end of the street (10m) you can already see a glimpse of the majestic Blue Mountains view.
Leura Golf Course is only 4 minutes away, for those golf enthusiasts. But if you are not a golfer, there is the Fairmont Resort Blue Mountains by MGallery.
Spa, great restaurants, a whiskey bar and an ice skating ring all there. It is a great place for adults and kids alike.
In a quiet street yet close to everything

- 3 minutes drive or 1.5km walk to the closest cafe - Sorensens Glasshouse and Gardens
Excellent public transport with a bus stop 100 metres (Bus 695).
You might want to spend your visit exploring the mountains OR you might want to just chill out at 'Craigend House'. Enjoy the large garden where there is usually something in bloom. The garden has many seating options including outdoor lounge beds, for reading a book, listening to birds or watching the changing skies.
The large verandah is mainly undercover with lots of spots to sit from a comfortable lounge, lying on the lounge beds plus an outdoor dining table and BBQ. There are even outdoor blankets and lounge cushions for the lounge beds.

This property is located in a quiet residential area and is NOT suitable for parties or disruptive loud group gatherings.

FEES
Base Tariff includes 4 people and extra guests are charged an extra fee per person, per night.
Pet Fees are applicable and are applied separately and in addition to the online booking total.
Pets are $25 per pet, per night.
PETS
Pets are payable at $25 per pet/per night and are paid in addition to the reservation cost after you have booked.
Please advise if you are bringing pets and a payment request will be sent after you have booked.
Please ensure that you have paid for your pets if you would like to bring them. Pets are strictly prohibited on furniture, beds, linen, and blankets.
Please bring your pet's own bedding to rest on, food and drink bowls, and pet poo bags.
Ensure all pet business is cleaned up and disposed of upon departure.
Please ensure your pets are well-behaved and cause no damage to the house, furniture or garden, and do not disturb the neighbours.
Fines are applicable if these terms and conditions are breached.
NOT SUITABLE FOR YOUNG CHILDREN
This property is NOT suitable for children ages 1-5.
Part of the deck is open and does not have a railing.
The drop from the deck is about 1.5 meters to the ground that falls onto a rock garden.
There is also a shallow pond about 30 cm in depth in the middle of the garden.
9PM OUTDOOR NOISE RESTRICTION CURFEW
Due to the close proximity of neighbours near to the property, there is a strict noise restriction curfew from 9pm - 8am in all outside areas.
Please ensure you are super quiet when outside during this time.
IN-HOUSE GUESTS ONLY
Please note that this property is not available to hold lunches and dinners, or any other gatherings for people who are not booked to stay at the property.
The property is only for use by paid in-house guests that match the number of guests that are on the reservation.
NO PARTY OR NOISE DISRUPTION POLICY
Please note that this property has a very strict no-party and no-noise disruption policy. Under no circumstances is this a party house or venue.
The neighbours are in very close proximity as it is a very quiet and peaceful residential area.
Please note there will be an immediate eviction without a refund if there is a breach of our terms conditions.
PAYMENT POLICY
Bookings are only confirmed once a minimum deposit of 50% is paid 30 days or greater to the arrival booking date.
The balance payment plus the refundable security bond are due 30 days to the arrival booking date.
Full payment plus the refundable security bond are required when booked less than 30 days to the arrival booking date.
Please note that all payments processed by Accommodated are subject to a 2.9% payment gateway transaction fee.
Payments will appear as *SEC ACCOMMODATED BYRON BAY/LENNOX HEAD NSW* on your bank statement.
By making payment/s for your booking it is deemed you have read and agree to our terms and conditions.
Bond refunds are processed 7 days after check-out and may take 5-10 days to appear in your bank account.
CANCELLATION POLICY
Cancellations 60 days or greater to the arrival date, incur a $5.00 non-refundable channel manager fee.
Cancellations 30 - 59 days to the arrival date will forfeit 50% of the full tariff.
Cancellations within 30 days to the arrival date will forfeit 100% of the full tariff.
If the person who booked is prohibited by law to travel due to a COVID-19 lockdown, bookings can be transferred up to a year in advance, with one free date change.
Accommodated is not responsible for cancellations of any events, functions, booked activities, or any other changed circumstances guests may experience and as such any cancellations due to the above mentioned issues, will be governed by our cancellation policy.
