Entertain in style with indoor and outdoor living spaces, including a servery kitchen that opens onto a balcony with a BBQ overlooking the pool and ocean. Adjacent to the pool, the ground floor offers sun lounges, umbrellas, and a covered timber bench seating area with an outdoor table for alfresco dining.
The first floor features a fully equipped kitchen, dining, and lounge areas with sumptuous seating and an 85-inch TV, plus a family bathroom. Unwind in the media room or study, with optional sofa bed. The bedroom has rear external access and offers a king bed, ensuite, ceiling fan, TV, coffee maker, mini-fridge, and kettle, providing a private retreat within the main house.
Ascend to the second floor, where the massive master suite spans the entire width, boasting a WIR, dual showers and vanities, freestanding bath, lounge, TV, and a breath-taking ocean vista. A bathroom and additional king bedroom with a door into the two-way bathroom, couch and TV, and two queen bedrooms, one with a balcony, seating area and TV, complete this level.
The third floor is a teenager's paradise, with a games room featuring a TV and pool table and two bedrooms – one with a queen bed, and the other with two single beds and a game console, and another bathroom.
The home offers direct access via a bush track to secluded Kingsley Beach, perfect for surfing, snorkelling and rock pool exploration. Enjoy the calm waters and play equipment at Boat Harbour Beach, just a short stroll away. Explore the nearby walking trails for whale watching, or venture to the famous Anna Bay Sand Dunes and Nelson Bay, both within a 10-minute drive.
Mediterranean Magic has a double garage, outdoor shower, laundry and free WiFi. Upon arrival you’ll discover all beds made and towels provided.

NO VISITORS - We have a strict policy in relation to 'visitors' to the property. A fee of $500 per head will be charged if additional people are found at the property that are over and above the number of beds at the property or guests not registered.
