"The Birkdale" is a great family holiday home in Sunset Strip with a stunning electric heated swimming pool (heat pump). Some of the many features of this lovely home are detailed below:
Indoor Areas
Downstairs are all four bedrooms; the Master bedroom has a WIR and en-suite (with shower and toilet), bedroom 2 has BIR and shares the main bathroom (shower, bath and separate toilet) with bedrooms 3 and 4. There is also a laundry and the second living room (with smart TV) provides access out to the fantastic rear entertaining deck.
Upstairs is the large open plan kitchen/dining/main living room (with coonara wood heater) and a powder room.
Outdoor Areas
Step out of the rear of the home on to the expansive entertaining deck (with TV) that overlooks the centre-piece of this fantastic home - the stunning in-ground electric heated swimming pool (heat pump - 8m x 4m and 1.7m deep). The front and rear yards are fully enclosed, creating a great place for kids to play. The outdoor shower provides convenience for a wash down after swimming and there is parking for 4 cars (and/or some boats) in the driveway plus more available on the street outside.
Please note, the temperature of the pool water, as well as the pool heating capacity, can be affected by the ambient (outside) temperature. If you have any queries about what this may mean for your stay, please do not hesitate to contact us.
Kitchen
The fully appointed kitchen is equipped with cooking utensils, crockery, cutlery, microwave, Piccolo pod coffee machine (Vittoria capsules), toaster, kettle, etc. plus a double sink, large fridge (plus a 2nd fridge in the shed), electric oven and cook top.
Heating/Cooling Systems
There is one reverse cycle split system in the main living area, three wall mounted electric heaters in bedrooms 1,2 and 4, plus a mobile heater in the downstairs living area. There is also a coonara-style wood heater in the upstairs living room and three ceiling fans in bedroom 1, 3 and the upstairs living room.
Bedroom Configuration:
This home has 6 beds, accommodating up to 9 guests:
Bedroom 1 (Downstairs): One King bed
Bedroom 2 (Downstairs): One Tri-bunk bed
Bedroom 3 (Downstairs): Two Single beds
Bedroom 4 (Downstairs): One Queen bed
Please note: A Tri-bunk bed has a double bed on the bottom, and a single bed above it.
Linen
It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed (some sites add a service fee to these costs) - and we prefer 7 days' notice prior to your arrival to get that arranged.
Peak Periods
Please note that during the peak summer period and other peak times, check in times are set as 3pm (unless by prior arrangement). Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.
Functions, Celebrations and Schoolies
Please note that the home is not suitable for celebrations, parties or large events. The home also does not take bookings over Schoolies.
