THIS IS NOT A PARTY HOUSE STRICTLY NO HENS,BUCKS OR SCHOOLIES.
This beautifully presented home is newly decorated with new furniture and all new bedding with exceptional ocean views on Hargraves Beach.This two storey home offers 4 bedrooms ,3 are situated on the lower level. With a master bedroom with king size bed and a ensuite, bedroom 2 has a queen bed and the 3rd bedroom with two single beds.Then on the upper level there is 2nd master bedroom with ensiute with stunning views on the ocean.With two large living areas on both levels with the upper level offering jaw dropping views throughout,including a modern kitchen with built in fridge and freezer and double ovens and dishwasher.Perfect for those family gatherings.Great for entertaining with large doors that open up onto a impressive size outdoor deck with a bbq with amazing breath taking views on Hargraves Beach.Close to The Entrance which has a wonderful carnival atmosphere and regular pelican feedings.Farmers markets (on the first and last sat of the month) and a visit to Nora Head lighthouse is a must.Toukley markets are on each sunday as well.With Lake Haven shopping center ,pubs and clubs (The Beachcomber ,Toulkey RSL and Toukley Golf Clubs under 10 minutes away.With golf courses close by at Toukley,Magenta and Tuggerah Lakes for those golfing enthusiast.
Deposits and final payments are made via the stayz home and away website .When final deposit is received you will be emailed with relevant information such as arrival/departure dates and times.
To maintain a high standard to our guest we request and insist that you be considerate and please treat our beautiful home with respect as we do.We also have a low noise policy and ask you to respect the neighbours and keep noise to a mimium after 10pm as we do know the neighbours and they don't appreciate loud noise after this time, a fee will apply if we receive complaints from our neighbours. Please note this property does NOT have wi fi , pay tv or air conditioning as we have not advertised for these.
No BUCKS or HENS weekends available and strickly no PARTIES without owners permission .This is NOT a party house.

You are responsible for the conduct of evey guest at this property.This is a NON SMOKING residence and NO smoking is allowed indoors,if you wish to smoke please do so outdoors ,IF SMOKING OCCURS INDOORS THERE WILL BE A CLEANING FEE OF $1000.Qualitly linen is supplied which includes fitted sheets,pillows,cases,bath and beach towels ,blankets,quilts and covers.So come and relax and enjoy your stay with us,listen to the waves crashing up on your door step and breath in that fresh salt air.We are looking forward to hearing from you as our first booking are now open.

Note: Variances can be agreed on but only by arrangement with the owner in writing.
Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
Balance of the rental amount must be received in full 14 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should NOT exceed the number stated. Fees will apply for excess guests not agreed with the owners in advance.
PARTIES and FUNCTIONS are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
Departure - the property should be left in a SIMILAR state to its condition on arrival. Check-out time is (10am) by the latest, to allow time to prepare property for next guests.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental.
If damage does occur it will be charged to your credit card that you have provided it designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared
Linen is supplied.
Pets are not allowed unless specific arrangements have been made in writing with the owner.
SMOKING
This is a NON SMOKING RESIDENCE and a FEE of $1000 WILL BE TAKEN FROM YOUR BOND IF SMOKING OCCURS INDOORS.
Loss - the owners take no responsibility for the tenant's personal property.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
