The property is only a short scenic walk to the Safety Beach beachfront which boasts iconic boathouses, the yacht club and cliff walks (approx 10 minute walk). There is a kids playground/park with swings within a 10 minute walk, and it's a 10 minute walk to Safety Beach shops; 20 minutes to Dromana shops or 5 minute drive; Mornington boutique shops, Wednesday market, bars & restaurants a 10 minute drive; Safety Beach Golf Course 5 minute walk and the Peninsula's best Golf Courses within 20 minutes; Red Hill Wineries and Hot Springs within a 15 minute drive; Martha Cove boat ramp a 1 minute drive & Beach boat ramp 3 minute.....once you launch dock on your own private berth!

DOWNSTAIRS:
Boasts a large open plan living area with both indoor & weather protected outdoor dining which provide amazing waterfront views for perfect entertaining. The outdoor dining area has a plumbed in 6 burner bbq, sink and fridge. Each table seats 10 plus people .
The kitchen is modern and fully equipped, and there is also a butlers pantry, stone benchtops, dishwasher, 2 large ovens, induction stove, microwave, toaster & kettle, etc.
In the main living area there is a lounge, gas fireplace and a hard wired internet 70 inch TV for easy streaming . There is also a second lounge area at the front of the house with two comfy sofas, a hard wired 70 inch TV a DVD player and large range of DVDs.
There is kids playroom/retreat with a desk, quality toys, Wii console. A double bunk and single bed are located in the kids retreat.
The separate laundry has a washing machine, clothes dryer, iron and ironing board.
UPSTAIRS:
Has 4 bedrooms, 2 of which have ensuites. The master1 ensuite has a bath and spectacular views of the canal. All bedrooms have build-in wardrobes apart from the Master1 which has a large walk-in wardrobe.
There is a 2 car garage with an electric door and the driveway can accommodate 4 cars.
