Large studio attached to the main house in the Port canals, 1 bed, great for couples. Two kayaks available for use. Full kitchen facilities inside, large fridge, Nespresso coffee machine. Spacious back deck with water views, outdoor kitchen with bar fridge and BBQ. Outdoor stairs take you down to the water level. Smart TV, free WIFI, Aircon. Linen provided.
Short drive to town and beaches. Walking distance to Settlement City shopping complex, restaurants at the Marina and local tavern. Easy access to airport and M1 highway.

LAY-OUT
Single level studio with private entrance located at the end of Francis Street in the Port Macquarie canals, a quiet neighbourhood. A side path on the left hand side of the garage takes you to the studio entry gate and studio covered front door area. Inside you find an open plan living with bed and cupboard space on the right hand side including a desk area. Chesterfield lounge, kitchen and dining on left hand side. The studio has a full kitchen featuring a ceramic hot plate, oven, dishwasher, microwave, toaster, kettle, sandwich press, stick blender and assorted pots and pans and everything you need for a comfortable stay. Bathroom with shower, toilet, vanity. Sliding door from the studio leads on to the private back deck, where you find an outdoor kitchen with bar fridge and BBQ. Washing machine is also outside. Steps from the deck lead towards the water level. Please note this area is not fully fenced!
We use a rotating pantry in which you find all basics and more, so you do not have to take every single item! Kindly share and replace.
Linen is provided, your beds are spread, so you do not have to do any chores upon arrival. Simply rock up and relax!
Please bring your own beach towels.
PARKING
Guests can park on the left hand side of the driveway. The right hand side is used by the main house no 53. Free street parking.

Adults only please or a couple with small baby (non-walking / crawling). Studio Fran is not suitable for (young) children due to safety and owner preference. Back deck towards water is not fenced.

Small to medium non-shedding pets are allowed with pre-approval from property manager. Responsible pet owners with their furry friend are welcome. No small puppies, and no cats please. Pets to be kept outdoors on back deck and can be inside at night. IMPORTANT Please note that the studio has white coloured carpet. The back deck is not fully fenced. There is no grass area. Grass area are on the main street public spaces. Pets are not allowed on lounge and bed. Additional charges may apply if excessive stains / damages occur.

We cater to couples only. Maximum occupancy 2 guests. We do not cater to young adults under 18, schoolies, or loud guests.
